Our Company History
1962 | An engineer takes a new path

Willi Bendzko, an electrical engineer at Siemens, begins brokering furnished rooms in Berlin together with his wife – a side project that would soon become a thriving business.
1968 | …and finds success

The small operation has grown – several employees are now part of the team. The company specializes in what was then a largely unknown form of property ownership in Germany: the condominium.
1974 | The first building

Bendzko Immobilien acquires its first building at Goethestraße 25 in Berlin-Charlottenburg. The newly created condominiums sell quickly.
From 1975 | “Buy instead of rent” – tenants become owners

The concept of condominium ownership gains momentum. More residential buildings in Berlin and Hamburg are converted, creating hundreds of new homeowners and owner communities.
1979 | Something truly special: The Corbusierhaus

An architectural icon becomes private ownership. The Corbusierhaus is transformed into condominiums – the foundation for a dedicated community of owners.
From 1980 | “Property instead of savings” – a successful model

Further housing complexes are converted into private ownership. Many tenants take the opportunity to purchase their apartments, securing protection from rising rents. Private investors use affordable properties as a means of retirement planning.
1983 | Location, location, location:
Kurfürstendamm 16

An obvious step for a real estate company:
acquiring its own property. Bendzko moves into its headquarters at Kurfürstendamm 16 – a prestigious address then and now, between Kranzler-Eck and the Kaiser Wilhelm Memorial Church.
1992 | Partnering with property developers

A new market emerges in the newly unified Germany. Tax incentives for investors meet the demand for modern housing. Bendzko markets new residential parks in the greater Berlin area and as far as Dresden.
1995 | Building our own

North of Berlin, Bendzko plans, builds, and sells a residential complex entirely under its own direction – a successful expansion into property development.
2000 | The success continues

By the turn of the millennium, over 35,000 apartments have been sold. Most tenants have become proud owners – and have never looked back.
2002 | Next Generation II

Olav Bendzko, who has been part of the company for more than 15 years, takes over the leadership. The family tradition continues – the company remains owner-managed.
2011 | New Projects

In the sought-after areas of Schmargendorf, we were able to acquire several beautiful residential complexes. Most tenants took the opportunity to switch from renting to owning their apartments. The apartments that became available through tenant turnover were in high demand.
2016 | Sustainable Property Maintenance

Our own property holdings, such as the residential and commercial complex at Hansaplatz, were technically modernized and energetically refurbished – all while taking into account historic preservation requirements.
2019 | Next Generation III

With Constantin Bendzko, the third generation of the family is now actively involved in the company.
2022 | Sustainable Construction
In Schöneberg, we acted as the project developer for the energy-efficient refurbishment of a multi-family house. Two newly created attic apartments were built using timber construction methods.To be continued…
